Lenders

A lender needs a roofing certification to assess the condition of a home's roof before approving a mortgage, as a damaged roof could represent a significant future repair cost and potentially affect the property's value, which serves as collateral for the loan; essentially, the certification helps the lender understand the potential risk associated with financing a property with a questionable roof.

Roof Certification

On October 5, 2017, the Governor of California signed into law an amendment to Section 7197 of the California Business and Professions Code. This amendment introduced Section 7197 (d)(4), which defines a "Roof Certification" as follows:

A roof certification is a written statement issued by a licensed C-39 Roofing Contractor who has performed a roof inspection, made any necessary repairs, and certifies that the roof is free of leaks at the time the certification is issued. The contractor also warrants that the roof should perform as designed for the specified term of the certification.

The Roof Warranty period typically lasts 1 or 2 years, but it can extend up to 5 years. However, it's important to note that a Roof Warranty is not always a guarantee against future leaks. If you are working with a Roofing Contractor you haven't done business with before, it’s crucial to understand the specifics of their Roof Warranty—what is included, what is excluded, and what the warranty covers.

Do you Suspect Wind Damage?

We are trained on how wind is measured/recorded and how to understand and utilize available weather data. Through this advanced understanding of wind forces, we will accurately evaluate different types of structures (both commercial and residential) for damage following significant wind events. We will also differentiate damage caused by wind from damage caused by other means (both natural and mechanical). Finally, we are trained to understand the considerations that go into designing a building and its cladding for wind resistance, as well as how to repair any damage that may occur appropriately.
